Heirs' Property Seminars
Heirs' Property Preservation 101 (HP 101) clinics/seminars provide heirs' property owners with a working understanding of the issues pertinent to owning heirs' property and the various strategies to achieve clear title to their land. In these clinics, the Center's attorneys dispel the myths about heirs' property, explain the complexity and vulnerability of holding title as tenants in common, stress the importance of having a will, review tax policies and procedures and encourage families to work toward consensus on the disposition of their land. This information has enabled the participants to make informed decisions about their land, and has encouraged many heirs' property owners to take affirmative steps to protect their property. The importance of providing access to a knowledgeable attorney with whom the community has established a bond and trust cannot be understated. After attending the clinics and meeting an attorney from the Center, many of the attendees feel more comfortable coming to the Center's office to seek legal assistance with their heirs' property issues. Family Presentations
A family presentation is an Heirs' Property 101 seminar customized specifically for the needs of individual families. Providing heirs' property family presentations has enabled the Center's attorneys to assess family dynamics, as well as the family's level of commitment to the amicable resolution of land distribution and clear title action. This approach has led to a reduced need for mediation services since all concerned branches of the family are hearing the same message at the same time. Outreach and Presentations
A broad-based outreach approach has been employed to heighten awareness of the issues presented by heirs' property ownership. Information has been presented at meetings and events, such as the Gullah Culture Festival and the Penn Center's Annual Heritage Days Celebration, where thousands of African Americans from across the nation return to the Lowcountry to celebrate their cultural heritage.
